FAQ’s

Why Buy a Plot?
Land is a physical asset and often regarded as a secure and tangible investment. Unlike most other traditional investments, such as stocks and shares, pension plans and ISAs, land value has increased dramatically over the last few years.

Does The Land Have Building Consent?
No. Our specialty is obtaining and securing land in prime positions without building consent, which means that you acquire the land at a much lower price.

Why Buy Without Building Consent?
Purchasing land without building consent is far cheaper than purchasing land that already has the consent in place. Purchasing without consent will maximise the potential benefits if consent is granted in the future.

Will Planning Consent Be Granted?
It is not possible to give any guarantees as to when or whether you will receive planning consent. We always ensure that the sites and plots that we source are in areas where there is a demand for new homes.

Is It Possible To Use The Land Whilst Waiting For Planning Consent?
Yes, the exact usage and timeframes would depend on the Local authority. However, in using the land you should always consider whether any use would affect the rateable value of your land. Certain uses may attract an increase in local taxes, which you would be responsible for paying.

Can I Sell The Land Whenever I Wish?
Yes you can. After all, the land is freehold and legally yours and you can sell whenever and to whomever you wish. We would be happy to assist you in finding a buyer for your land.

Do I Have To Use A Solicitor To Purchase Land?
No. However, you are free to use your own solicitor if you wish. Our clients typically use our free service. Our professionalism ensures that transactions are carried out as quickly and smoothly as possible.
