Strategic Land

What is Strategic Land?

Strategic land is land not designated for residential development, but which has a mid to long-term potential to be designated (re-zoned) for such a development.

Usually, it is a located in areas of high housing need, adjacent to existing housing and close to local amenities and infrastructure (i.e. transport links, water, electricity, etc.).

“Between 1986 and 2006, the value of UK residential land rose at almost double the rate of residential house prices:  Residential house prices rose by 410% whereas UK land value rose by 764%,” (Source:  Housing Statistics Briefing, English Partnerships, September 2006).
