Steady Increases
Obviously, land with planning permission is worth much more than land without planning permission.
But, even without planning permission, the price of UK greenfield land has steadily risen, outstripping many other types of investment.
“Between 1994 and 2004, the value of UK building land has risen by 370%, whereas the S&P 500 has risen only by 110%, the NASDAQ by 109%, and the FTSE 100 by 51%,” (Source: The Valuation Office Agency, Financial Times).
“According to Savills, even though the property market has fallen over the past couple of years, land has achieved a 5 year growth of 135%,” (Source: Savills, 12 January 2009).
It is often said the land has proven to be the cornerstone of wealth creation constantly increasing in value and making it virtually impossible to create any source of income or business without someone owning or leasing land.
“The number of households in England is projected to grow to 27.8 million by 2031, an increase of 6.3 million over the 2006 estimate,” (Source: Office of National Statistic, March 2009).
